Short Term Rental Moratorium in Placer County

You may or may not be aware that the Placer County Board of Supervisors adopted an urgency ordinance establishing a 45-day moratorium on the issuance of all NEW Short-Term Rental (STR) permits. This was done in response to concerns related to growing visitation due to the pandemic, increased use of STR’s in the north Lake Tahoe region over the last decade, and recent concerns regarding the current real estate boom even further increasing second homeownership and decreasing available workforce housing. The urgency ordinance is to temporarily pause the issuance of new STR permits so staff could further study the issues related to STRs and explore revisions to the STR Ordinance. In order to help preserve residential neighborhood character and integrity, and workforce housing in the Tahoe region.

What does this mean for you? As a second home owner if you are currently renting your home and have an existing STR permit, you may not see any immediate changes. If you are a buyer looking to purchase a second home and use it as a STR to off-set your costs of ownership, you may or may not be able to obtain a STR permit once the moratorium is lifted. As a seller there may be a small decrease in the potential buyer pool you can expect to see until the moratorium is lifted and/or revisions to the ordinance have been finalized.
