SELLING SEASON IS HERE! October is historically the biggest closing month for real estate sales in Lake Tahoe. There is still a good amount of inventory (approximately 6 months supply) and there are new homes coming on the market as well as home going under contract. With the crisp cool air in the mornings and evenings the leaves are changing color and it is evident that winter is coming! Time to bite the annual bullet and get ready for the season ahead. MARKET UPDATE: 2024 Q3
Lake Tahoe's market remains steady compared to last year, with single-digit growth in volume, units sold, average and median prices. Despite the challenge of low inventory, prices are holding strong. High-end sales are making headlines, with Chase selling the top three highest-priced properties this year for $47.5M, $30M, and $19.5M.

Best Fall Hike
One of my favorite fall hikes is down the west shore of Lake Tahoe around the Tahoe Pines subdivision. The trail begins at the end of Grand Ave. and is fairly level overall  making it great for families. An approximately 3 mile loop that travels through an aspen grove with some of the largest aspen trees I've ever seen. Another fun feature of this hike is the secret gnome village that is a must see in any season.
